As part of Sulara's regenerative approach, shared permaculture gardens, a food forest, and greenhouse will provide residents with seasonal fruits, vegetables, herbs, and other fresh produce. What amenities are planned for the community?
The community plan progressively introduces landscaped common areas, organic gardens and permaculture elements, a Wellness Hub and gym, and later-stage amenities including the Sunset Pavilion, yoga deck, children's playground and surfskate area.

OWNERSHIP, SECURITY & PEACE OF MIND
Can foreigners buy property in Costa Rica?
Yes. Foreigners can own titled property in Costa Rica with the same ownership rights as Costa Rican citizens, including full title. Costa Rica also has a well-established legal framework for international real estate transactions, supported by independent legal and escrow services.
How will security work at Sulara?
Sulara is designed as a gated community with controlled access, security cameras and community monitoring. Security services can evolve with the community as the project progresses through its development phases.
How does the purchase process work?
We are currently introducing SULARA and welcoming conversations with prospective homeowners. Our team is available to share project details, explore homesite and residence options, and answer any questions you may have.
Reservations and purchase agreements will become available once the individual property titles are registered and ready for transfer. At that time, the purchase process will begin with a US$10,000 reservation deposit, refundable during the first 30 days, followed by the Purchase Agreement and applicable payment schedule.
What happens once the homesite is fully paid?
Upon full payment of the homesite, it is transferred into a trust (fideicomiso). The construction phase then proceeds under a separate Construction Agreement, creating a clear transition between the property acquisition and the construction of the residence.
How are construction payments structured?
For milestone-based payments, the construction schedule is 30% at the start, 30% when structural walls are completed, 30% when the roof is complete and interior/exterior finishes have commenced, and 10% upon final completion, inspection and delivery.
Is there an option to pay construction in full?
Yes. Clients who elect to pay the full construction contract amount at the start of construction may receive a 5% discount on the construction price.
What are the expected project milestones?
The current project timeline anticipates infrastructure starting in October 2026, Phase 1 infrastructure completion in April 2027, and the first residence delivery in August 2027. Project timelines should always be confirmed with the Sulara team at the time of purchase.
What is the community fee / HOA intended to cover?
The community fee / HOA is designed to support the quality, privacy, security, maintenance and long-term experience of Sulara. Services and amenities expand progressively as the community develops through its planned phases.
